How do I make an offer?
If you decide you would like to make an offer on a property, you will need to complete the offer form that was given to you at your initial viewing or give us a call.
How do I secure the property?
Once your offer has been accepted and we have received your photo ID, you will be required to pay your initial fees and complete the application forms. When we have received these, we and other agents will cease all marketing of the property, in preparation for your move in. It is vital that we receive these funds ASAP to avoid any possible disappointment.
Why do you need my passport?
In 2016 the government introduced ‘Right to Rent’ checks for all tenants in the UK, we will just need a scan of the photo page of your passport to keep on our file. If you are not a member of the EU, we will also need a valid visa.
What do my ‘initial fees’ comprise of?
£180 for one person
£300 for two people
£120 for each additional tenant or guarantor
All tenant fees are inclusive of VAT and will become non-refundable once the referencing process has started.
What is a security deposit?
A security deposit normally comprises of 6 weeks rent. This money is held by DPS for the duration of your tenancy to ensure that the landlord is covered for any damages whilst the property is occupied.
What will I need for references?
You will need your previous landlord’s details and your employment details, the referencing company will also need to carry out a credit check.
Do your properties allow pets?
This is at the landlord’s discretion, however you will be able to find this information either on the property description or asking a member of the HRWL team. Also, we usually take a slightly higher security deposit when pets are allowed.
Do you do short term lets?
Our minimum contract length is typically 6 months, however on occasion we may have properties available for short term.
Will my property come furnished or unfurnished?
This is dependent on the property and landlord. You can usually find this on the property description on our website or by asking one of the HRWL team who will be able to help.
